Burst and frozen pipe cleanup in Bellingham

Bellingham doesn't freeze often, which is the problem. Over 2016-2025 the airport averaged 5.3 nights a year at 20°F or colder, usually in a few hard snaps when arctic air comes down the Fraser Valley. Houses that rarely see that cold have pipes in places that can't take it.

If a pipe just burst

  1. Close the main shutoff. Find it before you need it. It is often where the line enters the house, in the crawl space or garage. Some houses only have the valve at the meter box by the street.
  2. Open a faucet at the lowest point to drain the line.
  3. Keep away from wet outlets and fixtures. Turn off breakers for wet rooms only if you can reach the panel standing somewhere dry.
  4. Photograph the break and the wet rooms before you move things.
  5. Call a plumber for the pipe and a restoration company for the water. They are usually different companies.

Why the leak shows up at the thaw

Water expands as it freezes, and the pressure builds between the ice plug and a closed faucet. The pipe splits, but the ice holds the water back. When the weather turns, the ice melts and the split pipe runs at full pressure, often in an empty house or behind a wall. That is why frozen pipe calls in Bellingham peak the day it warms up, not the coldest night.

The cold snaps on record

Since 1949, the airport has recorded lows as cold as -2°F. The recent snaps are the ones the housing stock remembers: 8 straight nights at 20°F or below from Christmas 2021 into the new year, down to 6°F; 6 nights in December 2022; and 6 nights in January 2024, down to 3°F. In that 2024 snap, Bellingham Public Works crews and firefighters answered almost 100 frozen pipe calls, and the fire department logged 547 alarms in six days against 329 a year earlier. A burst pipe closed the school district offices in the 1908 Roeder building, and a frozen sprinkler system did about $4,500 of damage at the county's Ann Deacon Center for Hope (The Bellingham Herald).

Where pipes freeze in Whatcom County houses

  • Supply lines in exterior walls, especially on the north and east sides that take the Fraser outflow wind.
  • Pipes in crawl spaces with open vents or missing insulation.
  • Hose bibs with the hose still attached.
  • Lines in a garage or shop.
  • Cabins and second homes from Glacier to Birch Bay with the heat turned down.
  • Fire sprinkler lines in unheated spaces.

What cleanup costs

A burst supply line is clean water at first, which Fixr prices at $3.75 to $4.25 per square foot to extract and dry. It doesn't stay clean: water that sits for a day or two, or runs through a crawl space, gets priced as gray or black water. A whole job usually lands in the $1,200 to $5,000 range Fixr gives for water damage restoration, more if a ceiling came down. Cost guide.

Questions Whatcom County homeowners ask

What should I do if my pipes freeze?

Shut off the main, open a low faucet so the line can drain, and never put a torch to a frozen pipe. Lines inside exterior walls and in crawl spaces are the usual failures, and they tend to leak on the thaw rather than during the freeze. During the January 2024 cold snap, The Bellingham Herald reported almost 100 frozen pipe calls to Bellingham Public Works and firefighters in a few days.

Does homeowners insurance cover a burst pipe?

Usually, when it is sudden and accidental. Many policies exclude freeze damage if a home was left vacant without heat or with the water left on, so read the freezing clause in your policy if you have a cabin or a second home.

How cold does it have to get for pipes to freeze?

There is no single number. A pipe in an exposed wall or a vented crawl space is at risk once the air around it stays well below freezing for hours, and wind makes it worse. Over 2016-2025, Bellingham International Airport averaged 5.3 nights a year at 20°F or colder and 15.8 at 25°F or colder, almost all from December through February.
